​regarding your legal rights and obligations.These include various limitations and exclusions..


The site and services of Roomswehave.comcomprise a platform through which Hosts may create listings for accommodation and Guests may find accommodation and/ or book accommodation. You understand and agree that Roomswehave.com is not a party to any agreements entered between Hosts and Guests, beyond acting as a facilitator. Nor is Roomswehave.com a Real Estate Broker, Agent or Insurer. Roomswehave.com has no control over the conduct of Hosts, Guests, and other users of the site, application and services or any accommodations, and disclaims all liability in this regard.


You acknowledge and agree that, by accessing or using the site services or by downloading or posting any content from or on the site, via the application, you are indicating that you have read, and that you understand and agree to be bound by these terms. In addition, whether or not you have registered with the site,if you do not agree to these terms, then you have no right to access or use the site, application, services, or content.


You,the Host or Guest, must be 18 years old or over to use Roomswehave.com online accommodation booking service. By using Roomswehave.com you agree to comply with these Terms and Conditions. By signing up , the Terms and Conditions and Fair Usage Policy and your acceptance / your signature  will be taken as evidence of that contract.


The details provided by you to Roomswehave.com, as provided in your statement of facts,( as stated in your registration/sign up form), are the basis of a legally binding contract between you and Roomswehave.com


What is Roomswehave.com?

It is an online booking site that provides a service for Hosts to advertise their accommodation (Rooms, House, Flat, Villa, Apartment, Caravan, Boat, Tent, etc.) and where Guests can find, book and stay at any available accommodation of their choice. 


Hosts sign up and list their accommodation and requirements. Copy of 2 ID's (Passport-valid/ Driving Licence and current Bill (Verification Full Name and Address). All Hosts provide 2 IDs which are checked by our staff .Hosts pay annual membership fee of £35.00. Once payment has been made, a home visit is arranged and made within the Greater London Borough, to check the property and take the remaining accommodation images. Accommodation situated outside the Greater borough, the Hosts upload and email all the remaining images through our website. On some occasions, we may ask for additional ID and extra images of the accommodation. 


Guests

Guests sign up at Roomswehave.com and search for suitable accommodation based on  accommodation requirements,e.g. location,length of stay, price,etc

​Accommodation booking that amount to £50.00 or less will need to be paid in full.

Once a booking has been made( payment made to roomswehave.com) details of the Host reservation booking details will be emailed to you.

 

Copy of 2 official ID's is required to show the Host upon arrival. 


How it works

Roomswehave.com acts a "facilitator" for the Host and Guest, and provides the venue, ( online website) for Hosts and Guests to come together to create " their own agreements" for the use of the accommodation.


Once an agreement has been reached between both parties over the terms and requirements covering the length of stay and price through us, the Guests are directed to pay the deposit either 10% - 20% depending on the length of stay (or 25% for a Group of nine or more), of the overall booking fee to Roomswehave.com. The remaining balance is made to the Host, upon arrival.


The deposit is non- refundable, and it is up to the Guest to inform the Host of any changes in circumstances within  a reasonable period of time.


The Host can not make any changes to the booking once it has been finalised. If a Host fails to carry out their obligations, For Example, non-availability of the advertised space, failure of agreed collection, etc), upon the arrival of the Guest, without either contacting the Guest to inform them of the delay or making alternative arrangements, then the Guest may, through a process of arbitration in law, either in the Hosts or Guests authority, get recourse for their lost time and incurred expenses.


In connecting with your requested booking, you will be asked to provide customary billing such as name, billing address and credit card  to its third-party payment processor.(Pay Pal).


Should a Host about to move to a new property, they must make their old property "unavailable" to future Guests, and ensure that they take no new bookings. Should they still wish to remain members of Roomswehave.com,notify us of their change of address via email and supply new proof of ownership. If you have recently renewed your annual membership ,the remaining time will be credited toyour new location.The old location will then be removed from the site.


Cancellations and complaints


Should the Host cancel,for whatever reason, then Roomswehave.com has the right to make a £25.00 charge as a cancellation fee. If the Host feels that this is not fair, then they must provide evidence, (in writing, via email) to Roomswehave.com.


Any Host who either cannot explain to our satisfaction,or repeatedly makes changes to their Guests bookings,will have their listing(s) removed from the site with no refund of their Annual Membership Fee and will also be charged by Roomswehave.com for our time.


Should a Host find that a Guest,or Guests,fails to act inappropriately whilst in their property,then they have the right to complain to the appropriate authorities,and inform us so that the Guests Registration can be suspended whilst

investigations are carried out. or removed,from our site.


The Guest also has the right to make a complaint to Roomswehave.com who will also carry out their own investigation into into all  complaints and respond accordingly..


All complaints and responses must be carried out in writing,(via email), with copies of any supporting evidence.


Members are liable for their own taxes, not Roomswehave.com

Members are liable for their own taxes, not roomswehave.com. We are liable for the payment of taxes as a businesses, in accordance with the tax regime in our country of registration.


Fair usage Policy

Our Fair Usage Policy is designed so that both Guests and Hosts can interact in a safe environment.


We therefore expect you to respect our policy as it provides important safeguards for you.


Until a booking has been agreed and a deposit paid,do not exchange any of your personal details such as:-

  • Your Telephone Numbers
  • Skype ID
  • Email addresses
  • Facebook ID 
  • Social Media
